Description (Service)
  • Assists homeowners with repairs, including accessibility, health and safety issues, and energy efficiency in the form of an interest-free forgivable loan 
  • Assists homeowners to create a new affordable rental unit in an existing single family home 
  • Assists landlords of eligible affordable rental housing to rehabilitate unites that require essential repairs and/or modify units to increase accessibility

Eligibility
  • Single dwelling home owners at or below the 60th income percentile for the area 
  • Landlords of affordable rental housing projects
 
Eligible repairs may include: 
  • Structural 
  • Electrical 
  • Plumbing 
  • Heating 
  • Roofs, walls, floors, and ceilings 
  • Doors and windows 
  • Vents, louvers 
  • Fire safety 
  • Septic systems and well water 
  • Improved accessibility such as ramps, handrails, chair and bath lifts, height adjustment for countertops and cues for doorbells/fire alarms 
  • Safety-related features that help seniors stay in their home 
  • Creation of self-contained secondary suites for affordable rental purposes 
  • Creation of garden suites for seniors and/or persons with disabilities
Application
  • Through the Kenora District Services Board (KDSB) 
  • Repairs must begin within 120 days of project approval; copies of all financial invoices must be kept for reporting and audit purposes 
  • Loans up to $25,000 may be secured by promissory notes 
  • Loans over $25,000 require mortgages registered on title 
  • Loan forgiveness period is 10 years for single dwelling homes and 15 years for multi-unit dwellings
